TJM purchased Spring Haven Retirement in 2004 for $10,500,000. The census at the time of purchase 82% and year prior NOI was at $1,008,400. By 2009 the NOI was up to $2,636,000 which yielded a 36% operating margin.
Spring Oaks was purchased in late 2005 and was previously closed for a year prior to purchase. Immediately after the purchase the property underwent extensive renovations. By 2009 the NOI was up to $421,000 which yielded a 25% operating margin.
Forest Oak of Spring Hill was purchased in October of 2006 for $6,985,000. At purchase the property had 125 residents and 77 of the 80 units occupied. After the purchase, TJM renovated the entire facility including flooring, furniture, and fixtures. By 2009 the NOI was up to $1,164,000 which yielded a 37% operating margin.
TJM purchased Lake Morton Plaza in 2007 for $8,600,000. The property was located in downtown Lakeland and was a ten-story high rise with 126 units. By 2009 the NOI was $1,538,000 which yielded a 40% operating margin.
The Renaissance Retirement Center was purchased in 2007 for $6,600,000. TJM spent substantial capital on renovations immediately after purchase. By 2009 the property had a NOI of $637,000 which yielded a 29% operating margin.
The Bradenton Oaks was purchased in May 2008 for $4,600,000. The community consisted of two separate complexes and TJM added a Memory Care unit to the facility. By 2009 the NOI was $529,000 and by 2011 the NOI was $1,320,798.
The Grande was purchased in October of 2007 for $600,000. Prior the the purchase the property was Brooksville Hospital. TJM converted the hospital to an Independent Living Facility and added retail space on the property. By May 2010 the property was at 81% occupancy.
Sunset Lake was purchased in 2010 for $6,200,000. The property consisted of 92 units and 110 beds. At the time of the purchase the community was 97% occupied. By the end of 2011 the NOI at the property was $1,489,185 representing an 37% operating margin.
TJM purchased Village Place Retirement in March 2010. The community consisted of 92 units split between assisted living and memory care. Village Place was 87% occupied when TJM took over. By 2011 the NOI was at $1,1125,563. representing a 34% operating margin.
Emerald Park Retirement was purchased in March 2010 for $7,850,000. At the time of purchase the occupancy was at 74%. After the purchase TJM did a complete management and operations overhaul at the community.
Summerfield Retirement was purchased in November 2010 for $9,500,000. At the time of purchase the property was 61% occupied and operating at a 25% margin. Within 8 months of TJM’s ownership the property was 84% occupied. By 2011 the NOI at the property was $1,897,394 representing a 42% operating margin.
TJM Purchased the 152 unit Bayside Terrace with 162 licensed beds in 2011. At the time of the purchase the property NOI was $984,000. After TJM implemented new management and marketing operations, the NOI was able to rise 12.2% before the sale and the Gross Revenue at the property had risen 15.1%
TJM Purchased The Plaza at Pembroke Park from an out of state owner/operator in 2012. At the time of the purchase the occupancy at the property was 69%. After the purchase, TJM immediately renovated the property including guest rooms, common area, and all exterior portions. By the time of the sale the occupancy at the property had risen to over 90%.
TJM purchased the 126 unit Balmoral Assisted Living Facility in 2011 in Lake Placid, FL. The time time of the purchase the property was running a roughly 11% operating margin with $200,000 NOI. Within a year of TJM ownership, the property had an NOI of $600,000 reflecting a 24% operating margin.
The Courtyards at Berne Village was purchased in September 2006. TJM was able to add to Memory Impaired program license and renovated 30 of the Independent Living units to increase rents. By 2009 the NOI was up to $1,285,00 which yielded a 31% operating margin. The initial occupancy at the community was 54%. TJM was able to significantly increase occupancy and rents after taking ownership.
TJM purchased the 42 unit Belleair Beach Club in 2012. After the purchase, TJM began extensive renovations to the property including the exterior improvements as well as the guest rooms. After the renovation TJM formed a condo association and started selling off units. The average selling price per unit was $200,000. TJM sold 18 Beach Front units and used the remaining units to run as a hotel before selling the property in November of 2015 .
The Quality Inn & Suites Airport Hotel was purchased through the courthouse by TJM in 2011 and TJM immediately began renovating the property and guest rooms. Within 2 years of the renovation and operational set-up, TJM’s Quality Inn’s financials show a strong asset with positive cash flow. The purchase of this property was ideal given the proximity to the St. Pete-Clearwater International Airport as well as I-275.
The Howard Johnson Executive Center located directly off I-4 was purchased through a bankruptcy in 2011. This property went through a complete overhaul including renovating the executive center, restaurant and bar space on site. Howard Johnson has great appeal being located off two of the busiest interstates in Florida with with an average annual daily traffic count of 75,000 cars (I-4), and 40,000 Cars (98).
